Funded through the GLA’s Homes for Londoners programme, Coppetts Road responds to Barnet’s ambition to bring forward high-quality small-site housing that benefits existing and future residents alike. The masterplan replaces hardstanding with a generous central communal garden, offering shared play and growing space framed by two modestly scaled blocks – a small apartment building and a row of family townhouses.

Located on a small site on the Martins Walk Estate in Barnet, Coppetts Road delivers 15 new homes for affordable rent, transforming disused parking and derelict garages into a thriving, family-focused community. The project is conceived as a landscape-led infill development, providing much needed housing while stitching into the existing neighbourhood fabric and improving the boundary with the adjacent primary school.

Landscape at the heart of community
At the centre of the scheme is a shared green courtyard, designed as a safe and sociable outdoor space for neighbours to meet and children to play. The landscape strategy introduces new trees, nature-play elements, seating edges and defensible garden thresholds, encouraging residents to take ownership of their shared environment.
A pedestrian route runs from Coppetts Road to Martins Walk, increasing permeability and activating the public realm with front doors and planting. Along the school boundary, raised beds, fruit trees and bug hotels create a softer, more inviting edge – developed in collaboration with Coppetts Wood Primary School through pupil engagement workshops.
